HOAs in the Northern Neck: What You Should Know Before Buying a Home

If you're thinking about moving to the Northern Neck or Middle Peninsula of Virginia, you may already have an opinion about HOAs.
Some people like them. Some people absolutely want nothing to do with them.
I understand both sides.
But one thing I've learned working in real estate here is that HOAs in the Northern Neck aren't all created equal. In fact, an HOA here can look very different from what you might picture when you hear the term.
Before you automatically rule out a home because it's located in an HOA, there are a few things I think are worth considering.
An HOA Can Give You Access to the Water
This is probably one of the biggest differences you'll find when looking at HOAs in the Northern Neck and Middle Peninsula.
You don't necessarily have to own a waterfront home to enjoy the waterfront lifestyle.
There are communities throughout our area where homeowners may have access to amenities such as:
Community boat ramps
Community docks
Beaches
Boat slips
Waterfront common areas
That can be a pretty big deal.
Waterfront property usually comes at a premium. Buying a non-waterfront home in the right community may give you access to the Chesapeake Bay, Rappahannock River, Potomac River or one of our many creeks and tributaries without paying for direct waterfront property.
If boating, fishing, kayaking or simply being near the water is part of the reason you're considering moving here, I wouldn't automatically cross
